Reservations
A deposit equal to 50% of the total is required within seven business days to confirm your reservation (some destinations such as Italy require deposits within 3 days). Final payment is due 90 days prior to departure. This may differ from destination to destination and during Holiday periods. Please check at point of booking for exact reservation procedures for your rental.

Many villas have multiple rate periods, “High“ and “Low“ Season. Rates shown are for informational purposes only, are subject to change and should be checked at point of booking. 

The villa reservation form will reserve the selected home for your party subject to the villa owner“s approval. A confirmation and invoice with payment instructions will be emailed to you upon the villa owner“s approval, and this will complete the reservation process.
 

Cancellations
Cancellation penalties can differ broadly from destination to destination. Generally speaking the minimum cancellation penalties are as follows: all cancellations are subject to a minimum charge of £100 per person. Cancellations received 90 days or less prior to departure are Non-Refundable. We strongly urge you to purchase trip Cancellation Insurance. Rentals for France, Portugal, Los Cabos, Puerto Vallarta, Acapulco, St. Barts and certain villas in St. John are non-refundable at all times. Christmas bookings are also non-refundable. Please check at point of booking for exact cancellation penalties for your rental.

Security and Damage Deposits
Security and Damage deposits vary from destination to destination and from villa to villa. Generally speaking, most villas ask for a £500 refundable deposit. Some larger villas ask for £1,000, especially the larger villas in Europe and the Caribbean. The deposits are refunded in 30 - 90 days depending on several factors including, but not limited to local telephone billing cycles. We expedite the refunds of deposits as best we can.

Occupancy by the Numbers
No parties, weddings or large gatherings allowed in the villas without written permission. Villas may not be occupied by more guests than specified in the rental contract. Rates are based on occupancy and additional fees may apply.

Tax & Service Charges
Each destination has a tax and or Service charge. It varies from Island to Island, and even sometimes from property to property. Generally speaking the following Tax and service charges apply. Italy: 12%, France: 12%, Portugal 12%, Acapulco: 17%, Cancun: 12%, Puerto Vallarta: 17%, Cabo San Lucas: 12%, St. Martin: 8%-9%, St. Barts: 10%, Anguilla: 18%, Barbados 7.5%, Cayman Islands: 0%-21%, Mustique: 13%, Jamaica: inclusive, St. Thomas: 8%, St. John: 8-18%, Tortola: 7%, Virgin Gorda: 19%, Turks & Caicos: 0%-20%, Bali: 12%. Please check at point of booking to confirm the exact Tax and Service charge for your specific rental.

Responsibility
LUXURY VACATIONS VILLAS acts only as agents for accommodations and assume no responsibility for property loss or damage, nor liability for injury, accident, delay or irregularity which may be occasioned either by reason or defect in any vehicle or the acts of any company or persons engaged in conveying the passengers to or from their accommodations. If for any reason beyond its control including force majeure, or the sale of the house, LUXURY VACATIONS VILLAS is forced to cancel the booking made by the client or his agent, best efforts will be made to offer another property of equivalent standard with which the client will be in agreement. If the price of the alternative property is less, the difference will be refunded to the client, but if the price is higher the client must pay the difference. If however, no agreement can be reached, both parties are entitled to cancel. LUXURY VACATIONS VILLAS will refund to the client only the rental price paid; no other amounts will become due.
